My goal is to provide my clients with a One Stop Resource for all their home related needs before, during and after a home purchase or sale.

What do you mean a One Stop Resource?

A real estate transaction is a process that involves several different parties who might or might not need to communicate with each other. To achieve a smooth transaction, the interaction between all parties must be carefully orchestrated with your real estate agent (that would be me!) acting as the conductor.

My clients don’t have to worry about finding a reliable and thorough home inspector, figuring out which settlement company to use, stressing out about whether the lender and the title company are communicating and moving forward with the transaction etc.

My goal is to take the worries out of buying a home and to make sure your purchase is as smooth as possible. I will recommend to you reputable, reliable companies and will handle all tasks needed during your home purchase.

What are the selection criteria for the professionals you recommend?

Very simple: I refer clients to companies and professionals I have personally worked with or my clients have worked with in the past and have been very satisfied. If a client ever has a complaint about a company I refer them to, I have a discussion with that company to share that concern and determine why that incident occurred. If another client repeats the same complaint or has a different complaint I simply stop referring clients to that company/professional. After all, it does not reflect well on my personal reputation when someone I refer clients to does not provide as high a quality of a service as I personally provide to my clients.

Can I select which inspector, title company, etc to use?

Absolutely. The law says that the buyer has the right to select the settlement company (also referred to as the “title company”) and of course the lender, and home, termite and other inspectors. In fact, selecting or arranging such professionals is outside an agent’s responsibilities as defined by the law. Furthermore, attorneys always recommend that agents do not get involved in that part of the transaction in order to avoid any potential liability.

Realistically, however, a client is involved in a real estate transaction once every 5-10 years, while a real estate professional has daily contact with lenders, settlement companies, inspectors, etc and normally knows who is a competent professional and who performs well constantly.

Home Warranty

When buying a home, performing a home inspection can uncover many existing or potential problems. However, there is always the likelihood that an appliance breaks down long after you have moved into your new home.

In an effort to provide my clients with peace of mind, I make sure that they receive a home warranty with their new home. A home warranty limits unplanned expenditures, while providing you access to a network of qualified contractors.

What does the warranty cover?

The warranty covers most major appliances including air conditioning, heating, dishwasher, washer/dryer, trash compactor, refrigerator, door bell chime, hot water heater, garbage disposal, central vacuum, electrical system, ceiling fans, garage door opener, faucets, plumbing system, oven/range/cooktop, microwave, water softener.
